GEON Builds on Strong Momentum with New Leasing Successes, Major Development Milestones and Continued Portfolio Growth.

It's been a quarter of strong growth and momentum at GEON, with significant milestones achieved across our development projects, new leasing successes, an expanding property management portfolio and strong investor interest in our North Queensland #1 Syndicate.

From delivering new retail destinations and welcoming new tenants to securing management appointments and progressing investment opportunities, we continue to build on our success and create long-term value for our clients, investors and the communities we serve.

Leasing: Strong Market Demand Across the Portfolio

GEON's leasing team continues to deliver positive outcomes across Queensland, securing new tenants, strengthening retail mixes and creating opportunities that support long-term asset performance.

Riverway Plaza – Stage 2 Leasing Momentum

At Riverway Plaza in Rasmussen, Townsville, GEON has secured Lillywhite Group for a new 120sqm liquor retail tenancy within the Stage 2 expansion.

The experienced regional operator has committed to a 10-year lease, with two further five-year options. Positioned directly in front of the future Coles supermarket, the tenancy will contribute to a growing retail mix alongside Coles and Snap Fitness.

Discount Drug Stores has also opened in the existing centre, further strengthening Riverway Plaza's health, wellbeing and everyday convenience offering for the local community.

With additional specialty retail opportunities remaining in Stage 2, Riverway Plaza continues to strengthen its position as a key retail destination for Townsville's growing Upper Ross community.

Kensington Village – Café 63 Secured

At Kensington Village in Bray Park, GEON has secured Café 63 on a new 10-year lease, delivering a significant enhancement to the centre's food and beverage offering.

The new café will occupy a prime 120sqm corner tenancy, complemented by an expansive 180sqm outdoor alfresco dining area.

The project will also include a custom timber deck, creating a welcoming dining space and a new destination for customers and the surrounding community.

Paradise Garden Shopping Village – New Leasing Successes

GEON has achieved early leasing success at Paradise Garden Shopping Village in Thornlands following its appointment to manage and lease the centre in July 2026.

Cignall was the first new tenant secured under GEON's management, committing to a five-year lease over a 35sqm tenancy and commencing trade in August.

More recently, Urbex secured a 91sqm ground-floor tenancy on a three-year lease with a two-year option. The space will operate as a display suite and office supporting Urbex's Southern Thornlands residential development, with opening anticipated before the end of 2026.

Further opportunities remain available at Paradise Gardens, including up to 250sqm of ground-floor space and additional accommodation on Level 1, suitable for a range of retail, commercial, service and food and beverage operators.

These leasing achievements demonstrate GEON's focus on attracting complementary businesses, improving tenancy mixes and supporting the continued performance of the centres we manage.

Development: Key Project Milestones

Development activity continues across GEON's North Queensland portfolio, with new projects opening for trade and construction progressing across major retail destinations.

Hungry Jack's and Banjo's Bakery & Cafe Now Open at Rasmussen

GEON has delivered a new Hungry Jack's and Banjo's Bakery and Cafe at 1199 Riverway Drive, Rasmussen, on behalf of the property owners.

Both stores are now open and trading strongly, offering a dual-lane drive-through in a prominent location along Riverway Drive.

Both tenants have committed to 12-year leases, providing a long-term food and beverage offering in a strategically positioned location adjacent to Riverway Plaza further enhancing the local retail and convenience services for residents and visitors to the growing Upper Ross region.

Riverway Plaza – Stage 2 Expansion Progressing

Construction continues on the Stage 2 expansion of Riverway Plaza, which will introduce a new Coles supermarket, additional specialty retail and fitness facilities to the precinct.

With Coles, Snap Fitness and Lillywhite Group already secured, the expansion is attracting established operators and strengthening the centre's long-term retail offering.

Further leasing opportunities remain available across a range of tenancy sizes, creating opportunities for retailers seeking to establish or expand their presence in Townsville's Upper Ross catchment.

Fairfield & Co – The Next Stages Take Shape

At Fairfield & Co in Idalia, Townsville, GEON continues to progress the next stages of development as the precinct evolves beyond traditional large-format retail.

At Fairfield & Co, base build works for the new dining venue, The Rook, are complete with fit out works scheduled to commence shortly. Other planning, design and construction activities across future stages of the precinct are underway, supporting its evolution into a mixed-use retail, dining and lifestyle destination.

The precinct brings together large-format retail, specialty shopping, dining, recreation and lifestyle uses, demonstrating how established retail destinations can adapt to changing consumer expectations.

This evolution was also explored in GEON's recently published white paper, Re-imagining the Homemaker Centre, which examines the changing role of large-format retail and the opportunities for integrated, mixed-use destinations.

Asset Management: Continued Portfolio Growth

GEON continues to expand its asset and property management portfolio across Queensland, with recent appointments spanning neighbourhood shopping centres, commercial offices and mixed-use precincts.

Winston Glades Shopping Centre, Ipswich

In July, GEON was appointed Centre Manager of Winston Glades Shopping Centre in Flinders View, Ipswich.

Anchored by Drakes Supermarket, the established neighbourhood centre is home to a mix of convenience, specialty retail and service-based businesses serving the surrounding residential community.

GEON's appointment reflects our continued growth in neighbourhood retail management and our focus on strengthening asset performance through proactive management and retailer engagement.

The Hamilton, Brisbane

In August, GEON was appointed by Shayher Group to manage the commercial and retail components of The Hamilton in Brisbane.

The mixed-use precinct incorporates approximately 3,365sqm of commercial office accommodation and 1,102sqm of retail space, alongside 272 residential apartments.

The appointment further strengthens GEON's Brisbane management portfolio and demonstrates our capability to manage integrated commercial and mixed-use assets.

111 Charters Towers Road, Townsville

More recently, GEON secured the property management appointment for 111 Charters Towers Road in Hyde Park, Townsville.

The prominently located property comprises a 1,631sqm two-storey commercial office building with 33 on-site car parks and a flexible multi-tenancy configuration.

Positioned along one of Townsville's key commercial corridors, the appointment further expands GEON's commercial management presence in North Queensland.

Together with the addition of Paradise Garden Shopping Village in Thornlands, these appointments demonstrate GEON's continued portfolio growth and the confidence property owners place in our integrated management capabilities.

Our asset management approach brings together property and facilities management, financial oversight, strategic leasing and operational expertise, with a clear focus on strengthening tenant relationships, improving asset performance and protecting long-term value.

Syndicate Opportunities: North Queensland #1 Nears Full Subscription

GEON's North Queensland #1 Syndicate has attracted strong investor interest and is nearing full subscription, marking a significant milestone for our property investment offering.

The proposed $17.5 million investment opportunity comprises four strategically located retail properties in Townsville, with a focus on food, beverage and convenience-based retail.

The portfolio features established operators including Hungry Jack's and Banjo's Bakery Café, alongside a mix of specialty food and convenience tenants.

With an established presence in Townsville and more than 20 years of experience in commercial property development and management across Queensland, GEON brings local market knowledge and integrated asset management expertise to the investment opportunity.

The syndicate builds on GEON's approach to identifying strategically located properties with long-term investment potential, supported by active management, leasing and development expertise.

The strong investor response represents another important step in GEON's continued growth in property investment and syndicate management.

Looking Ahead: Building on Strong Momentum

As we move into the final quarter of 2026, GEON remains focused on delivering development milestones, progressing leasing negotiations and identifying opportunities to expand our asset management and investment portfolio.

With significant projects underway in Townsville, an expanding management presence across Queensland and continued investor interest, we are well positioned to build on the momentum achieved throughout the year.

We look forward to working alongside our clients, investors, retailers and project partners to deliver positive outcomes and create long-term value across the portfolio.
